2. Cancellation Policy
Individual Reservations
Free Cancellation: Cancellations or date changes made 30 days or more before arrival receive a full refund.
30 to 14 Days Before Arrival: Cancellations incur a 50% fee of the total reservation value.
Less Than 14 Days Before Arrival: Cancellations, late changes, and no-shows are 100% non-refundable.
Full-House Rentals (Entire Property)
Free Cancellation: Cancellations or date changes made 60 days or more before arrival receive a full refund.
60 to 30 Days Before Arrival: Cancellations incur a 50% fee.
Less Than 30 Days Before Arrival: Cancellations, late changes, and no-shows are 100% non-refundable.
3. Security Deposit – Full House Rentals
A security deposit of MXN 8,000 is required for full-house rentals. It will be refunded in full or in part after checkout, depending on:
  • The condition of the property
  • Missing items
  • Damage caused by guests
  • Violations of house rules.
This deposit does not limit guest liability. Damage that exceeds the security deposit will be charged in full.
4. Electricity & Infrastructure Disclaimer
Punta Zicatela’s electrical infrastructure can be unstable, and area-wide outages may occur—especially during peak seasons (New Year’s, Semana Santa).
As outages are beyond our control, no refunds or compensation will be provided for temporary loss of power, water pressure, or internet connectivity.
5. Location Notice
Numa Rentals is located in the vibrant center of La Punta Zicatela, only 150 meters from the beach and near restaurants and bars. Most close by 11:00 PM, but during holidays or events hours may vary.
If you are seeking a quiet, secluded environment, our location may not be suitable. Noise complaints do not qualify for refunds.
6. Weather & Heat Conditions
La Punta has a tropical climate with consistently warm temperatures and high humidity.
Casa Omi Conditions
  • No air conditioning, no hot water, and no television in any room.
  • Each unit includes two fans for air circulation.
  • Guests sensitive to heat or humidity should consider this before booking. Climate conditions do not qualify for refunds.
7. House Rules. Check-In & Check-Out
Check-in: From 3:00 PM
Check-out: Until 11:00 AM
Late check-outs or early check-ins may be offered subject to availability and may incur additional fees.
Occupancy & Visitors
Only registered guests are allowed on the property.
Unauthorized visitors may result in cancellation without refund.
No Pets: Pets are not permitted in any accommodation.
Age Restriction: Casa Omi is not suitable for children under 14 years old due to property layout and safety considerations.
Noise & Behavior: Parties, events, and loud gatherings are strictly prohibited.
Quiet hours: 10:00 PM – 8:00 AM.
Violations may result in eviction without refund.
Smoking Policy: Smoking (including vaping) is not allowed on property. Additional cleaning fees may apply.

Numa Rentals is not affiliated with local rental agencies, restaurants, bars, tour operators, or transportation providers. We are not responsible for:
Accidents or injuries on or off the property,
